Most of what we carry to a job goes in on foot without much thought. A drain machine, a camera reel, a toolbox. On a block where the van can only reach the fence, that is fine.
A hot water tank is the exception. It is bulky, it is heavy, and it will not go through a standard doorway or a narrow person gate. The old one has to come out and a new one has to go in, both by the same route.
So on a back-to-front block the width of the gate on the street side is not a detail, it is the thing that decides whether the job happens that day at all.
That is why we ask, and why we would rather sort it out on the phone. Where a gate is too narrow we can usually take a fence panel off and put it back, and we price that in. What we will not do is turn up with a tank that cannot reach where it is going.


Tell us roughly and we will bring what the job needs. It is a far better conversation now than with a tank on a trolley at your fence.
Sydney's supply is soft, so furring up is not what ends a unit here. The sacrificial anode is designed to corrode so the tank does not.
When the rod is gone, the tank becomes the thing corroding. Changing it on time is cheap and adds years, and hardly anybody ever has it done.

A starting point rather than a rule. Storage size is about how much you can draw before it runs out, so the number that counts is how many people want hot water inside the same hour, not how many live there.

Age settles it more than the fault does. Under about eight years, repair is usually right and often inexpensive, because the common failures are a thermostat, an element or a sacrificial anode. Past twelve, you are spending on a tank whose lining is near the end regardless of what went wrong today. Between the two it depends on what has failed and what the tank looks like once it is open, and we tell you which side you are on before quoting.

What does is the sacrificial anode being used up, which is precisely its job, and then the tank corroding once nothing is left protecting it. An anode changed on schedule is cheap and adds years. One nobody has ever looked at is why tanks eventually split.
Usually, and on these blocks there is an extra reason to consider it. Continuous flow needs mains gas at the property, mounts on a wall, never runs out, and removes the access problem permanently. A heat pump is the efficient option where there is no gas and rebates generally apply, though it is a bulky unit so the gate question applies to it too. Straight electric storage remains cheapest to install and dearest to run.
Same day in most cases, provided we know what we are walking into. That is the whole reason for the questions on the phone: the type, the size, roughly the age, where it sits and how we get to it. With those answers the right unit and the right gear are on the van when it leaves. Without them a same-day job becomes two visits, which helps nobody.
Diagnosing and repairing an element, thermostat, valve or anode runs $250 to $650. Replacing electric storage in the same position is $1,400 to $2,800. Continuous flow is $1,900 to $3,500 installed. A heat pump starts around $3,200 before any rebate. Access is assessed as part of the quote, and if a fence panel has to come off and go back, that is in the figure.
